After a strong fall season, the downtown real estate market began to stagnate in April and has yet to rebound. This slowdown is creating more opportunities for buyers, with attractive pricing becoming increasingly common. In fact, some condos in need of renovation—virtually unsellable in today’s market—are now trading below the prices seen in 2021–2022, when the downtown market was at its most balanced.
At the same time, certain sectors and buildings are reaching record-high sale prices and continue to see steady activity. Some properties that experienced a dip in price per square foot in 2024 are already showing growth in 2025, making the market particularly complex to interpret.
